Terms and Conditions of Let

When you confirm your booking with the payment of your deposit you are legally agreeing to these Terms and Conditions of Let, so please read them carefully.



The cottage is normally let on a weekly basis from, Saturday to Saturday unless prior arrangements have been made with the owner

A non-refundable deposit of £100 per week is required to confirm a booking. The balance is due in full upon arrival. Please note - we do not send out a reminder.

Bookings made within 4 weeks of the holiday commencement date should be accompanied by a cheque for the full cost of the holiday.



The hirer is responsible for the condition of the property and its entire contents during the hire period.  Guests will be responsible for any damages or breakages to the property, fixtures or fittings incurred during occupancy and are legally bound to report any damage, loss or breakages as soon as they occur. This includes damage to crockery and glasses. Any such repair/replacement costs or extra cleaning costs must be met by the hirer.



Booking cancellations must be confirmed in writing. Deposits are non-refundable. 

It is strongly recommended that you arrange your own cancellation insurance to provide cover in the event of unforeseen circumstances causing you to cancel your booking.


If the owners have to cancel your booking for any reason beyond their control (fire, storm damage, illness, sale or withdrawal of the property by the owner for any reason, etc) all monies paid by the holiday maker will be returned in full. The owners shall not be liable for any loss, expense or inconvenience made to the holiday maker and the holidaymaker shall have no claim against them.


Guests must arrive on day of commencement between 1.00 PM and 3.00 PM unless prior arrangements ave been made iwth the owner.

At the end of the period of hire guests will leave the property on or before 10.30 AM unless by prior arrangement with the owners.


The number of persons occupying or visiting the property must not exceed at any time that stated in the booking correspondence, without prior consent of the owners.



Parents are responsible for the safety and supervision of any children staying or visiting the cottage. Children under the age of 16 must not be left unsupervised at any time in the cottage and grounds.



There is a “no smoking” and “no pets” policy in Rowan Cottage



The owners of Rowan Cottage do not accept responsibility for loss, damage, injury or illness to the hirer or any of the party or visitors during the occupancy period arising from any cause whatsoever. The owners cannot accept responsibility for any personal property belonging to the hirers and their visitors. All vehicles and property are left at the persons own risk.
